Custom Catios basically exist in one big grey area. This is why it's hard to throw out estimates and price ranges. However, once we have a few answers to the initial questions, it's an easy process to quote it for you.
Catio pricing depends on many factors. For the larger, free-standing units, we always have to start with what your municipality allows. Smaller window only units are doable on almost any home in one way or another. We can't start a quote until we know what you're allowed. Once we determine what you can have and you choose what you want, we can build a quote. Please don't be afraid to tell us that you have a budget and what that is. Everyone has a budget and knowing it upfront allows us to give you the maximum bang for your buck.
We price based on materials and labor of our available designs which we build to your own specifications. Designing a Catio is the easy part. Execution is the work. The possibilities are truly endless and differ for everyone.
Smaller models right outside of a window and the 4-sided detached units with a tunnel to the house are the easiest from a time and cost perspective. Any time we are attaching something larger to a home that you can also access yourself, it is considered a home add-on and permits, inspections, and dwelling contractors are needed. We can do it, just know it involves quite a bit more of everything. If we're working with a space attached to the home that currently exists, like enclosing a porch, most cities and towns consider that a home addition as well. However, if you already have an enclosed are that you just want "catified," that tends to be a bit simpler of a process. As always, we have to follow the same rules you do.
Upgrades are completely up to you. For instance, we offer basic solid colors for our siding and knee wall but wood and brick looks are available as an upgrade. Smooth white trim is the go-to but there are different textures and colors that may interest you or fit the aesthetic of your home better. You may even have a shape you want or a side you'd like completely enclosed. These are all upgrades.
Our Catios are priced as a safe, stylish, and sturdy structure. This includes your floor and siding/knee wall color choices. All of the fun stuff is up to you and we do these as an add-on basis like an a la carte menu. Not everyone wants all of the same funsies so we start with the Catio itself and then add on only the accessories that you want for your Catio.
While our 4-sided Catios have a complete floor covered with your choice of flooring, we build them on skids which allows them to be put in the "shed," "portable structure" or "accessory building" category of what is allowed on your property. What we build them on is completely up to you and something you have ready for us when the time comes for install. Again, this is something your municipality will have outlined. Many just allow it on the ground due to the skids underneath but some or even you, may want us to put it on a gravel or concrete pad. However you want or need the ground prepared is the responsibility of the homeowner. We do anchor them into the ground and this just requires a simple call to diggers hotline once you know where it's going to go.
Obtaining any permits needed is the responsibility and expense of the homeowner. For Catios (sheds, portable or accessory buildings), it's really straight forward and almost never the type of thing that requires an inspection. Think along the lines of a dog kennel or lawnmower shed. We can help you with the answers you'll need for any permit but obtaining it is up to you. Can you just have us build one without a permit if one is needed? Our contract states this is the homeowner's responsibility, and Cat Sass Catios LLC is not responsible for obtaining permits. You're buying a custom Catio, giving us permission to place it in your yard, and assuming responsibility for it being in your yard.
